Walked in on studs, glue and dust. Handed back a cream polish, densified and guarded, six days after the first grinder pass.
Oil stains ground out, cracks filled, grey "Gravel" flake with a polyaspartic top. Started 8 am, parked on it the next evening.
Failed old coating and forklift stains ground off, densified, matte 400 polish, safety lines striped. Racking installed the week after.
Pressure washed, scraped, primed, two coats sprayed and back-rolled. Fence stained to match. Four days.

Solid-color epoxy comes in any RAL or Sherwin-Williams color. Metallic epoxy is mixed on site and every floor is one of a kind.
How a polish is builtTen passes, coarse to mirror — see the grit sequence+
Polished concrete isn't a product you buy, it's a sequence of diamond grits. Skipping one shows up as scratches under the gloss six months later. We don't skip.
Assess
Moisture test, hardness check, and a look at what's on the slab now. This decides the tooling.
Grind
Metal-bond diamonds 30 to 120 remove coatings, glue and high spots and expose the aggregate you chose.
Densify
Lithium silicate hardens the surface so it takes a polish and resists dusting for good.
Hone
Resin-bond 50 to 200 closes the scratch pattern left by the metals.
Polish
400, 800, 1500 or 3000 grit, depending on the sheen you signed off on.
Guard
Stain guard burnished in. Walk on it the same day.

Polished concrete
$3 – $8/ sq ftGrind, densify, polish and guard. Low end is a 400-grit matte on a clean slab; high end is 1500+ gloss with aggregate exposure or heavy glue removal.
Epoxy floor system
$4 – $9/ sq ftGrind to CSP 3, primer, 100% solids epoxy body coat, urethane or polyaspartic topcoat. Flake and metallic finishes sit in the upper half.
Garage floor, 2-car
$2,500 – $4,500flatRoughly 400–500 sq ft. Diamond grind, crack fill, full-broadcast flake, polyaspartic topcoat. One day on site, park on it in 24–48 hours.
Grinding & coating removal only

Ranges reflect typical 2026 jobs over 1,000 sq ft. Under 1,000 sq ft carries a minimum. Nights and weekends add 10–15%.

- What's on the slab nowCarpet glue, thinset or a failed coating adds grinding passes before we can start the real work.
- Square footageSetup and mobilisation are fixed. Bigger floors cost less per foot.
- Sheen and exposureEvery grit level above 400 is another full pass over the floor.
- MoistureA high-moisture slab needs a vapor barrier primer under any coating. We test first, so it never surprises you later.
- ScheduleWorking around an open business at night is doable; it's just more hours.

How long does a polished floor take?
Plan on 1,000 to 1,500 sq ft per crew per day for a full grind-and-polish. A 5,000 sq ft retail floor is typically four to five working days, and you can walk on it the same day we finish.
Will there be dust everywhere?
No. Every grinder runs tethered to a HEPA dust extractor, and we wet-grind where the space calls for it. Adjacent rooms stay open during the work.
Epoxy or polyaspartic — which one do I want?
Epoxy is the thick, tough body coat. Polyaspartic is the fast-curing, UV-stable topcoat. Most garages get flake epoxy with a polyaspartic top. Sun-facing bays and outdoor patios get polyaspartic all the way through.
Do you test for moisture?
Every slab, before we quote a coating. Moisture is why coatings peel. If the slab reads high we price in a moisture-mitigation primer instead of finding out the hard way.
Can you work while my business stays open?
Yes. Restaurants and retail are usually done overnight or in zones. Tell us your hours and we build the schedule around them.
Is there a warranty?
Every coating system comes with a written warranty against peeling and delamination. Polished concrete doesn't peel, so it carries a workmanship guarantee instead.
